Matthew Ball joined RIPCO in February 2025 as an Executive Managing Director, specializing in landlord and tenant representation. With over a decade of commercial real estate experience, he has played a key role in high-profile NYC lease transactions, including Pele’s lease at 1560 Broadway, Sunglass Hut at 590 Fifth Avenue, and the lease-up of 432 Park Avenue to Beauvais Carpets, John Barrett Salon, and Amaffi.
Prior to joining RIPCO, Matthew was a Senior Vice President at Retail by MONA, where he leased the entire retail component of 2273-2279 Broadway on behalf of Roxann Management, securing tenants such as Spear Physical Therapy, Wells Fargo, and one of New York’s first fully licensed cannabis operators. Prior to MONA, he spent seven years as a Director at Cushman & Wakefield.
Matthew has represented landlords including Roxann Management, Jack Resnick & Sons, Rose Associates, Park Hotels & Resorts, and Empire State Realty Trust. His past and current tenant roster includes Sonic, All My Children Daycare, LensCrafters, Beauvais Carpets, Pele, Johnny Rockets, and IHOP.
Matthew holds a degree in Business & Hospitality from Syracuse University (2013).
