What should pickleball facility operators consider when selecting a site? RIPCO’s Executive Vice President, Curtis Nassau, offers valuable insights into this evolving and dynamic real estate landscape.
Size & Layout
- Ideal space range: 20,000 – 30,000 square feet
- Actual court size is approximately 20’ x 44’
- Recommended space per court: 30′ × 60′, allowing for safety and player movement
- A 21,000 SF facility (depending on layout of space) will allow for about 8 courts and a small entertaining/party room
- Ceiling height: Minimum 18 feet clear, with 20+ preferred to accommodate lighting and net clearance
Parking
- Considered a “low parking user” in relation to square footage
- Typically, 1 to 2 parking spaces per court, depending on the facility size and additional amenities
- Parking requirements may differ by each city’s zoning laws
Target Demographic
- Wide-ranging appeal: Kids, adults, seniors, and competitive athletes
- Strong fit for suburban communities, lifestyle centers, and mixed-use developments
- High potential for membership-based or pay-to-play models
Operator Types
- Independent clubs: Often local entrepreneurs or fitness professionals
- Franchise groups: Growing presence across suburban markets
- Corporate-backed chains: Bringing scale and consistency to multi-state rollouts
